I don't think the rats will leave quietly, I'm sure they'll find a good Beverly Hills lawyer and fight that eviction tooth and claw.

Probably "roof rats". I know ppl that live in a penthouse in Tampa, FL right on the beach,and they get roof rats. They are super clean and own many just like it for vaca rentals. Strict rules about cleanliness. Roof rats are just bastards, they go anywhere they can get in & search for food or free housing. You have to fix the openings thay chewed to get in and have an exterminator in. It's an ongoing battle in warm climates. I don't think Gwyn is dirty, unless her housekeepers don't do their job!!!
